As the exchange rate rises and falls every day, it can be tricky to budget accurately. If you want to lock-in a rate at the time you commit to purchase, so there are no surprises when you come to make the final payment, you can use a mechanism called a “Forward Contract”. This allows you to secure the rate you’re happy with in advance.
As an example, let’s say you agreed to purchase a property for €200,000 in February 2020 for completion that May.
On the 18th Feb 2020 when the rate was £1 / €1.20 you would have worked out the sterling price as £166,666.
Three months later, when the rate had dropped down to £1 / €1.11 the completion payment would actually have cost £180,180.
A saving of £13,514 could have been made if a forward contract had been used to lock in February’s higher exchange rate.
This measure allows you to be able to budget to the exact penny, just as you can when you are buying a UK property.
