In principal ‘yes’ although, as in the UK and elsewhere, Spanish mortgages are subject to status and will always therefore reflect your circumstances. New Homes Overseas work closely with one of Spain’s largest independent mortgage brokers who can discuss your requirements and provide a ‘Decision in Principal’ prior to your property search, thereby enabling you to search with a clear idea of budget and affordability. Furthermore, your legal representatives will carry out all of the necessary due diligence on your behalf and ensure that all contracts, bank guarantees etc are in place to ensure your property purchase is both safe and legal.

Once you’re happy that you are in the right place we will find you your new dream home.
The other important part of your trip is to introduce you to your lawyer and sign any paperwork needed to secure your new home. This is all scheduled within your trip in order that you can return home confident in the knowledge that everything is progressing safely and in accordance with law.
Before you arrive for your viewing trip to Spain, you and your allocated Agent will have discussed your exact requirements and will together have compiled a portfolio of properties that meet your guidelines in preparation for your visit.
Absolutely. Buying a new home in Spain is about lifestyle as much as property and the areas surrounding your new home are a huge part of achieving that. Bars, restaurant’s, beaches, shopping and so much more will be part of your trip.
The first step is to officially reserve your chosen property. An initial reservation fee of between €3,000 and €6,000 is required to remove the property from sale, paid by card or transfer, with this deposit being deducted from the agreed sale price. A Reservation Agreement is then signed by both the buyers and the builder, illustrating the agreed purchase price, payment terms, property detail and completion date.
Once your chosen property has been reserved and secured, it will be time to meet your Lawyers who will arrange for you to complete a ‘Power of Attorney’ (or PoA) in the presence of the Notary. A PoA authorises your lawyers to undertake the activities specifically necessary to complete your sale on your behalf in your absence, meaning that there is no need for you to travel back-and-forth to Spain to sign contracts or chase documents. Your lawyers will check all of the purchase documentation and contracts, make all contracted payments and ensure that your purchase progresses legally and safely.
The PoA also allows your lawyers to apply for your NIE (Foreigners Identity Number) which are required for the purchase of property in Spain. At the point of completion, your lawyers will manage all disbursements and payments and will subsequently register your ownership with the Land Registry. At which point, you are the official owner of your dream home in Spain. Congratulations!
